Located in Southwest Washington, Studio JLR provides affordable house design services to help our clients make their dreams a reality.
OUR PROCESS
STEP 1: Initial Consultation
In this step, we will meet with you and discuss the needs and wants for your home design. This includes style, size, and function of the home, along with viewing any relevant inspiration you may have.
We highly recommend that you send us a "New Project" form, which can be found on our contact page.
STEP 2: Initial Contract
After our meeting in STEP 1, we will send you a contract. This includes the overall project cost (which we base upon the square footage of the home) which includes a 25% deposit.

STEP 3: Project Massing
Once we have received the signed contract and the 25% deposit, we will begin constructing the project massing. This will include a preliminary 3D model of your home, allowing you to visualize the overall form and spacial relationships between rooms, various facades, rough openings and other elements.
With this initial model we can make quick adjustments to the plan to reflect your feedback.
STEP 4: Fine Tuning And Additions
After you have agreed to the direction of the initial massing model we will either adjust the plans based upon your feedback or begin filling in the detail.
In this particular stage we will focus on:

Openings such as windows and doors (in both style and function i.e. sliding vs single hung).

Larger visual objects such as exposed beams, rough forms for fixed furniture such as kitchen cabinets, or special focal points such as a fireplace.
Just like with the massing model, we will schedule a meeting to discuss the work done in this stage.
STEP 5: Fine Detail Elements
After you have given the go ahead on the work done in step 4, we will begin adding the final detail to the building.
These items can include:

Door and window trim

Further kitchen design (i.e. location of appliances)

Gutters

Materials
-
Etc
We may also ask whether you would like to opt in to using our rendering services on your project. This will provide you with high detailed images of your home at an additional cost.
If you chose to use our rendering services we may have additional questions such as:

What rooms / views do you want showcased?

The desired aesthetic of items not shown in the house plan (i.e. cabinet handles, lighting, etc)
STEP 6: Final Plan Set
Once we have the home designed to suit your needs, we will construct the final design plan-set.* This final set (plus any renders you may have purchased) will be sent to you once the remaining project balance is paid.
*Our plan-sets include typical details such as floorplans, elevations, etc. However, as these plans are for design purposes only, additional information required for construction may not be included.

Located in Southwest Washington, Studio JLR provides affordable visualization services to both builder and designer in an effort to present a comprehensive view of a project. We do not outsource our work, as we believe in working with the community and building personal relationships with our clients.
There are a few 3D Visualization options to choose from. These include Interior and Exterior Renderings, 3D Floor Plans and Architectural Animations.

*Please note, while we want you to find inspiration from previous works and may ask for reference images, we do not condone, nor will we comply with requests to copy the work of another designer. We pride ourselves in our ability to take your inspirations and construct an entirely new design based around you.

PRICING
What We Charge
Our design services run at a cost of $0.50 per total square feet
Pricing Examples:

2,000 total sqft = $1,000
-
3,000 total sqft = $1,500
Why The Difference?
If you have searched around, you may have found that design services typically charge a higher rate than this. In fact, Forbes has stated that the cost of drafting per sqft is from the range of $0.50 to $3.00 per sqft.
Since we deem our services as "design only" and understand that additional work (i.e. engineering, architectural stamps, site plan, electrical and HVAC, etc which are location dependant) which may be required in preparation for construction, we want to provide you the most flexibilty to take the next steps for your specific needs.*
*It is the responsibility of the client and their engineer, general contractor and agents to ensure that the house and its construction complies with all laws, rules, codes and regulations, as well as best practices in the location where the house is to be built.
What Can Change Final Costs?
Since our pricing model is based upon the overall square footage of your home, any significant increase in project size (+250 square feet from the originally agreed upon house size) will require an updated contract to be signed. The final cost of the project will reflect the project size shown in the updated contract.
Please note the following:

Changes less than 250 square feet will not require a new contract to be signed, nor will they incur an additional charge.

No change will occur if the project size is decreased from what is indicated in the initial contract. Please ensure that you understand the desired scale of your project prior and/or during the initial meeting (and prior to signing the initial contract).
Home Rendering Opt-In
During the development of your home design, you can opt into the implimentation of our rendering services. This can help you better visualize your project through realistic images of interior and exterior spaces.
While this adds an additional fee to the final cost, we are able to offer these services for your project at a discounted rate. Why the discounted rate? Since we are acting as your designer we already have access to the project model, and relevant design information. This makes it easier for us to complete the rendering process.
Plan Sales Opt-In Discount
Studio JLR is proud of every plan we construct and would love to showcase your design and make it accessible for others to purchase. However, we understand that a home may be an intensely personal thing, and you may wish to keep it uniquely yours.
If you do chose to opt in to having your plan added to our library of pre-made plans for sale, we will provide a 10% discount off of the total design cost.
